Buying a Home in San Miguel de Allende

A typical down payment is 10% in cash and most contracts have a cancellation penalty if either party pulls out.
You will also need to register with the Ministry of Foreign Affairs. All foreigner nationals who are purchasing real estate have to sign a "Calvo Clause" agreeing not to seek foreign intervention in any property dispute.
All real estate transactions are closed by an attorney who is also a notary. There are thirteen notaries in San Miguel de Allende to choose from. Typically closing costs are the responsibility of the buyer. Title insurance is available in Mexico through Stewart Title or other local providers.
